The backyard is where most guests spend most of their time — and once you see it, you'll understand why.
The private heated pool is the centerpiece, framed by loungers and an unobstructed view of the Santa Rosa mountains. Whether you're cooling off on a 110-degree afternoon or night-swimming under the stars, it's yours alone. Heating is available seasonally for $65 a night or $400 a week; from May through September the desert keeps the water warm on its own.
The spa sits beside the pool and heats independently — perfect after a long day at the festival or a round of golf. Beyond the water: a propane BBQ (propane provided), a fire pit for cool desert evenings, a cornhole set, and a covered patio with seating for the whole group.
Kitchen and dining
A real kitchen is the biggest advantage a house has over a hotel — especially during festival weekends, when restaurant prices surge.
Full-size refrigerator, oven and stovetop, microwave, dishwasher, coffee maker, and toaster. Complete cookware, knives, cutting boards, bakeware, mixing bowls, and serving platters. Dish soap, sponges, paper towels, and trash bags are stocked so you can settle in without a supply run. The dining table seats your full group and a breakfast nook overlooks the golf course.
Bedrooms and sleeping
Five bedrooms, six permanent beds, premium bedding throughout — flexible enough for families, friend groups, and couples alike.
Primary suite: king bed and en-suite bath. Bedrooms 2 and 3: queen beds with generous closets. Bedroom 4: three twins including a bunk — the kids' room. Bedroom 5 (bonus room): carpeted flex space with a queen and twin self-inflating air mattress and the Graco Pack 'N Play crib, ideal as a nursery.

Tech, EV charging, and the practical stuff
A Smart TV in every living area and bedroom — log into your own Netflix, Hulu, or Disney+. High-speed WiFi covers the whole property, inside and out, so remote work and poolside video calls both work.
In the garage, a Tesla Wall Connector provides up to 11.5 kW / 48 amps — roughly 25 to 44 miles of range per hour for a Tesla — and works with other EVs using a J1772 adapter — bring your own, as we don't provide one. Charging is complimentary.
Three full bathrooms stocked with towels, hand soap, shampoo, conditioner, body wash, and a hair dryer. Full-size washer and dryer with starter detergent. Pets welcome with prior approval and a modest fee.
Parking: private garage plus driveway, and a concrete pad beside the house for an RV, trailer, or oversized vehicle that won't fit either. The pad has no water, power, or sewer hookups — it's parking, not a campsite — but for festival-goers arriving in a rig or a group towing a trailer, it solves a real problem.
Indian Palms Country Club
Palms Place is inside a gated community with a staffed entrance and 24/7 security, surrounded by a 27-hole championship golf course and the Santa Rosa mountains.
The gate means controlled access and quiet streets — a real difference when traveling with kids or leaving the house for a full festival day. The golf course behind the home is open to the public for tee times. Amenity questions
Is the pool heated?
Yes, on request. Pool heating is $65 per night or $400 per week. From May through September the desert usually keeps the water warm without it. Ask at booking or at least a week before arrival so we can schedule it.
If I don't heat the pool, can I still use the spa?
Yes. The spa heats separately from the pool. Typical cost is $5–15 per hour of use depending on the season.
Is there a BBQ?
Yes — a propane BBQ with propane provided. Grilling tools are in the kitchen.
Are pets allowed?
Pets are welcome with prior approval and a modest pet fee. Send us a message before booking with the number, size, and breed.
Do you offer early check-in or late check-out?
Often, when the schedule allows. Standard times are 4:00 PM in and 10:00 AM out; message us before your trip and we'll confirm what's possible.
Is there a washer and dryer?
Yes, full-size, with a starter supply of detergent.
Can I charge a non-Tesla EV?

Is there RV or oversized-vehicle parking?

Do you offer discounts for weekly or monthly stays?
Yes. Weekly and monthly discounts are applied automatically when you book direct.
Do you offer concierge services?
Yes. Our local property manager can stock the fridge or make a Costco run before you arrive, for an additional fee. Just ask in advance.
Can I have a party at the home?
Large parties and events aren't allowed under community rules, and we ask that you respect the neighbors. Low-key gatherings with a few extra guests are fine — let us know who's coming.
Do guests have access to the Indian Palms community pool, gym, or tennis courts?
No — those facilities are for club members. Your private pool and spa are in the backyard and never shared, and the community's golf course is open to the public for tee times.
What's the cancellation policy?
Free cancellation up to 30 days before check-in. The exact terms are shown at checkout before you pay.

Airbnb and Vrbo add a guest service fee on top of the nightly rate. Reserve here and that line item disappears — same calendar, same house, same host answering your texts. Festival weekends and winter months book early.
