Where to Stay for Coachella and Stagecoach — An Indio Owner's Planning Guide

Every spring, a few hundred thousand people descend on a polo field in Indio for three consecutive festival weekends. I own a home two miles from that field. Here is everything I tell friends who ask how to plan it.

The calendar

Coachella runs two weekends in April (Friday through Sunday each); Stagecoach follows on the next weekend. Lineups typically drop in January, and passes for the popular weekend go quickly. Lodging near the grounds follows the same curve — the best houses are booked within days of the lineup announcement, and many were reserved by returning guests the previous year.

Practical rule: if you know you're going, lock lodging before the lineup drops. Cancellation windows on most direct bookings (ours is 30 days) give you an exit if plans change.

Where the grounds are — and where you should be

The Empire Polo Club sits on the south side of Indio, off Avenue 51 and Monroe Street. Indian Palms Country Club — our community — is about two miles north on Monroe. That location matters for one reason: festival traffic. Roads around the grounds jam badly at gate opening and, worse, at closing. Guests staying in Palm Springs or Palm Desert can spend well over an hour getting home at 1 a.m. From Indian Palms, many of our guests bike or walk and skip the whole ordeal. Bring bikes (or rent locally), a light, and a lock.

The festival also runs an extensive shuttle network from designated stops across the valley. Check the current year's shuttle map — Indio stops are usually within a short drive of the community, and a shuttle pass is often cheaper than a single rideshare surge fare.

House vs. hotel for a festival weekend

  • Cost per person. A 5-bedroom house split twelve ways is usually far below three hotel rooms — and hotel rates spike during festival weeks.
  • The kitchen. Festival food is expensive and lines are long. Big breakfasts at the house and a stocked fridge save real money and, more importantly, time.
  • The pool. Afternoons in April run into the 90s. Coming home to a private pool between sets and the late-night crowd is the entire point.
  • Sleep. Inside a gated community with quiet-hours rules, you'll sleep. In an open neighborhood packed with rentals, the party follows you home.
  • Laundry. Three days of dust. You want a washer.

Occupancy — read this part

Indio caps short-term rental occupancy, and enforcement during festival season is real. Our home sleeps 12 maximum, and that's the number on the permit. Please don't book for eight and show up with sixteen. Fines are steep for guests and owners alike, and it puts the neighbors — and our license — at risk.

What to pack that your rental won't have

  • A refillable water bottle (the grounds have free refill stations)
  • A small portable charger — cell service is spotty and batteries die
  • Earplugs, a bandana or mask for dust, and real sunscreen
  • Layers — desert nights in April drop into the 50s
  • A festival-approved clear bag; check the current bag policy

What you don't need to pack: towels, toiletries, a coffee maker, pool floats, or a BBQ. The house has them.

Between the weekends

If you're staying through the gap week — a growing number of groups do — the valley is at its best. Polo season has just ended, the golf courses are in prime condition, and Joshua Tree is wildflower-adjacent. Our things-to-do list and day-trip guide cover the rest.
